Stratus commenced development of Escarment Village, an H-E-B-anchored retail development, in December 2004. The project was sustainably developed in collaboration with the surrounding community and features the first green, or “living roof” on a commercial building in Austin, TX, consisting of native grasses and plants and two rainwater cisterns for irrigation. In October 2007, after significant pre-leasing activity resulting in the shopping center being 92% leased prior to opening, Stratus sold Escarpment Village for $46.5 million, resulting in a $16.1 million pre-tax gain on sale.
